Villa Los Alamos Condominiums in Rincon Valley

Villa Los Alamos Condominiums in Rincon Valley are a true one of a kind.  Built between 1972 and 1975 this was one of the largest condominium complexes of it's time.  With 94 units, Villa Los Alamos offers a number of unit options, and prices.  

All units are condominiums which means you own the "space inside the walls, not the land or building itself".  The fact that the units are condominium make the units more affordable, and relieves the owner of worrying about maintaining the exterior from damage due to weathering, infestation, paint, or reroofing.  These things are all taken care of by the Homeowners Association (HOA). If you would like more information of the difference between townhomes and condominiums click here: Condo or townhouse?

Nestled amoung Pines and RedwoodsFirst let's start off with it's location.  It is located on the far east side of Santa Rosa.  Drive a few mile east and you are in the town of Kenwood, with world class wineries such as St. Francis, Landmark, and Kunde.  The St Francis Shopping Center is a mile down the road. Villa Los Alamos  are nestled among huge pine and redwood trees.  Being 40 years old, it is one of the best landscaped developments with a variety of mature trees, and shrubs.  Every path and trail looks like a Garden of Eden.  There is a club house, 2 pools, and tennis courts.  Annadel State Park is about 1 mile away.

Villa Los Alamos offers "townhouse" style living where two story units are only attached on the sides.  The units have fireplaces, and most offer patios in the front and in the rear.  

There is all so a one story ground floor unit that is attached on only one side and has no other unit above it.  There is also a one story unit that is stacked two units high.  All units have a patio, porch or both.

Lastly there is the 300 building.  The 300 building is a group of small units ranging from one to two bedroom and ranging inside from 780 - 1320 sq ft. Each unit gets an unattached garage

None of the unit have attached garages, however all do have a one car secured garage.  Some of the units are lucky enough to have their rear porch back to their garage, however that is the exception, not the rule. 

Currently the Villa Los Alamos  are managed by Eugene Burger Property Management at 6600 Hunter Drive Rohnert Park, Ca 94928 (707) 584-5123 and HOA dues are (as of this article) $420 per month. 

In 2009 the average unit in the 300 building sold for: $117,600   Units in the rest of the development averaged $201,000 for 2009.
